1. Overview
Pakistan Property Advisory (“we”, “our”, “the Company”) provides property advisory services to overseas Pakistanis (“you”, “the Client”) looking to invest in real estate in Pakistan, focusing on B17 Multi-Gardens (MPCHS) and Faisal Hills, Islamabad.
By using our website, client portal, or engaging our advisory services, you agree to these terms.
2. Nature of Services
- We are advisors, not agents. We provide research, verification, and guidance — not brokerage. We do not hold power of attorney over your transactions unless explicitly agreed in writing.
- Fee-based model. Our revenue comes from advisory fees paid by you, not seller commissions. This ensures our recommendations are unbiased.
- No guaranteed returns. Property is an inherently risky investment. While we provide data-driven analysis, we do not guarantee property appreciation, rental yields, or investment returns.
3. Service Packages
We offer three service tiers:
- Property Scout (PKR 35,000) — Basic shortlisting and legal check.
- Full Advisory (PKR 75,000 + 1% of deal value) — Complete advisory with virtual tours, legal verification, and transaction supervision.
- Concierge VIP (PKR 150,000 + 1.5% of deal value) — White-glove service with on-ground representation and extended post-purchase support.
Package fees are payable in advance. The percentage component (for Full Advisory and Concierge) is due upon deal closing.
4. Advisory Process
- Intake & Qualification: You submit your requirements via our intake form. We assess your profile and assign a lead classification.
- Discovery Call: A video consultation to understand your goals, budget, and preferences.
- Shortlisting: We research and shortlist properties matching your criteria, using AI-powered analysis and market data.
- Virtual Tour: Live video tours of shortlisted properties with real-time Q&A.
- Legal Verification: Our 12-point legal check covers allotment letters, NOCs, developer status, dispute history, and more.
- Transaction Support: We supervise the payment and transfer process, though the transaction is between you and the seller/developer.
5. Client Obligations
- Provide accurate personal and financial information.
- Respond to advisor communications within reasonable timeframes.
- Make all advisory fee payments on agreed schedules.
- Conduct your own independent due diligence in addition to our advisory.
- Comply with all applicable laws, including Pakistan’s foreign exchange regulations and your country’s reporting requirements.
6. Limitation of Liability
- Our advisory is based on best available data and professional judgment, but we cannot guarantee the accuracy of third-party information (e.g., developer records, land authority data).
- We are not liable for losses arising from property market fluctuations, developer defaults, regulatory changes, or force majeure events.
- Our maximum liability for any claim is limited to the advisory fee paid for the specific engagement.
- We are not a party to property transactions — all purchases are between you and the seller/developer.
7. AI-Generated Content
Our platform uses AI to generate property reports, comparisons, and communication drafts. While helpful, AI-generated content:
- Is always reviewed by human advisors before delivery.
- Should not be the sole basis for investment decisions.
- May contain inaccuracies or outdated information despite our best efforts.
8. Cancellation & Refunds
- Before discovery call: Full refund minus PKR 5,000 processing fee.
- After discovery call, before shortlist delivery: 50% refund.
- After shortlist delivery: No refund — the advisory work has been completed.
- Percentage-based fees are only charged upon deal closing and are non-refundable.
9. Client Portal
Access to the client portal is provided for the duration of your active advisory engagement plus the post-purchase support period included in your package. You must not share your portal credentials with third parties.
10. Intellectual Property
Reports, analyses, and other materials we produce for you are for your personal use only. You may not reproduce, distribute, or commercially use our advisory outputs without written permission.
11. Dispute Resolution
Disputes will be resolved through:
- Direct negotiation between the parties.
- Mediation by a mutually agreed third party.
- If unresolved, arbitration under the Arbitration Act 1940 of Pakistan, in Islamabad.
12. Governing Law
These terms are governed by the laws of Pakistan. For clients in the UK, EU consumer protection laws may apply in addition.
13. Changes to Terms
We may update these terms. Material changes will be communicated via email or WhatsApp at least 30 days before taking effect.
